Do open houses work?

We have an open house scheduled for the weekend of April 10th.  Do you think they work?  I've heard mixed opinions, but I figure it can hurt.

  • I think you're right, it can't really hurt.

    Not a realtor, but since we're going through the house selling experience, I have an opinion. Most of the realtors we met with this year said something like 1% of homes are sold at open houses. When our house was on the market last year, we had something like 8 open houses with lots of traffic and none of those led to an offer. Having gone through that, I'm not keen on them. In my opinion, most of the people that come to an open house aren't going to be serious buyers. 

    That said, I know people who have bought a house they found through an open house. I just don't think they're the norm.

  • We had two and neither seemed helpful. For the house we were considering buying, we wanted to see it before the open house when lots of other people would be looking at it.

    Makes you feel like you're doing more to get your house sold, if nothing else.

  • My realtor said he would do them, but that you usually see new realtors looking for business do them.  True or not, not sure. But that was his thought, along with the they rarely result in offers.

  • You're right - can't hurt.  When I listed a certain nestie's home that yielded multiple offers on one day - one of those offers was procured by the open house.  Granted - they didn't win the bidding war - but if it wasn't for the open house - that offer wouldn't have come in.  So - it can't hurt.

    Tips - make sure it is clean, clean, clean and depersonalize it so visitors feel welcome (and not like they are intruding).  Think "model home".  Maybe buy some fresh flowers and put them on the breakfast table in the kitchen.   Make sure the house smells good.  Remove the screens from your windows to allow more light to come in.  Another tip is to put on some soft, new age type music during the open house.  It makes people feel like they are relaxed and it just gives an air of sophistication.  Call it cheesy - but it works!

    However, when I was selling my old house, my REA said that in her experience, open houses rarely get a sale, so we didn't have any.  However, one thing she did that I hadn't heard about before was get my house included on a realtor tour.  It was like an open house, just for realtors, in my neighborhood and several others in the area.  I think that was pretty helpful--our showings definitely increased after that.

    Like others have said, it definitely can't hurt!

    We had a realtor tour the first week and all the realtors loved it!  They loved the staging, how it showed and the price.  We had 3 showings in the first 5 days, and nothing since.  It's been 2 weeks.  Our feedback has been good from the showings.  We shall see...I was hoping to close sometime in May/June, but I'm starting to doubt that will happen.
